Job Description

Our team is a diverse and nimble group that manages Apple’s retail stores, workplaces, and workplace services. We develop and manage Apple’s global real estate portfolio, lead all related capital construction projects, provide outstanding facilities and site services, develop and lead sustainability initiatives to reduce the environmental impact of all Apple facilities, including commute and renewable energy programs, and do everything we can to ensure the health and safety of all Apple personnel, facilities, and customers in our facilities around the world. We are seeking an experienced and highly collaborative professional to join our team as a Development Manager responsible for the execution of individual new store openings, refreshes, special projects, critical services replacement projects, and programs, from concept to close out. The Development Manager will be responsible for retail store projects in the Americas, and will report to the Development Lead.

Required Qualifications

  • 12+ years of construction/project management experience with a demonstrated focus in delivering outstanding retail stores or workplaces. (experience, 12 years)
  • Experience in large developments such as retail store expansions, campuses, museums / galleries, and multi-tenant buildings or centers. (experience)
  • Strong background in commercial construction to include mechanical, electrical, plumbing, and building systems, tenant improvements with bespoke architectural finishes, site work, and ground-up construction. (experience)
  • Minimum 50% travel required. (experience)

Preferred Qualifications

  • Expertise in the planning, scheduling, budgeting, resourcing, and executing of all technical services required to maintain and improve a large real estate portfolio. (experience)
  • Experience collaborating with internal and external stakeholders to balance priorities and meet deadlines as required to meet project schedule. (experience)
  • Ability to balance the trade-offs between operational risk and investment, constantly seeking the highest quality and design at the best value. (experience)
  • Excellent leadership, communication, presentation skills (Keynote), and interpersonal skills as well as supervisory skills; including experience working with all levels of an organization and ability to handle customer service issues involving employees in a professional and positive manner. (experience)
  • Ability to develop cost estimates, cash flows, schedules, and analyze Total Cost of Ownership (TCO) and Whole Life Cycle costs. (experience)
  • Ability to diagnose, manage and resolve maintenance issues quickly and efficiently, including experience prioritizing and assigning repairs. (experience)
  • Experience building and maintaining relationships with facility operation teams, utility companies, government agencies, architectural & design firms, and general contracting firms. (experience)
  • Bachelor's Degree in Construction Management, Engineering, or Architecture preferred. (degree in construction management)

Responsibilities

  • The Development Manager will be responsible for retail store projects in the Americas, and will report to the Development Lead.
  • Ensure that projects are set up properly and with best practice processes and systems to ensure the teams can operate efficiently and effectively using the business workflow process and Apple Standards of quality and design.
  • Directly manage project’s schedule, budget, quality, safety, and facilities turnover.
  • Identify risks, develop, and implement mitigation measures throughout the lifespan of the project.
  • Drive functional and operational excellence of all projects and programs by providing consistent and prescript feedback to all cross functional teams including real estate, design, innovation, standards, merchandising, direct sourcing, security, IS&T, etc.
  • Assist with the creation of project Proforma, budget, and schedule at relevant and key stages within the workflow process (Gate 1, Gate 2, Schematic Design Review, GC Contract signing).
  • Relationship management and responsibility for appointing and signing off external partners and contracts to include design consultants, vendors, contractors, etc.
  • Review of lease terms and development of the Work Letter in collaboration with leasing manager, and coordination with landlords for delivery of premises.
  • Engage and maintain positive working relationships with landlords, local government jurisdictions/departments, works council, etc.
  • Management of commissioning agents and development of sequence of operations.
  • Management of the closeout process, warranty, construction defects, design errors and omissions, as well as turnover of the project or program to the facilities team.
  • Engagement of general contractors, consultants, and vendors including competitive bidding and negotiation including Statements of Work, Construction Project Services Agreements, and project specific contracts.
  • Contract Management including review of all proposals, and change order requests from the consultants, general contractors, suppliers and subcontractors. Prepare and present comparative analyses and recommendations to senior leadership.
