Lead Facilities Maintenance Technician

Key Responsibilities

  • Lead preventive and corrective maintenance programs for HVAC, electrical, plumbing, and building automation systems to minimize downtime and ensure 99.9% uptime.
  • Supervise and mentor a team of 5-10 maintenance technicians, conducting performance evaluations, training, and scheduling to optimize workforce efficiency.
  • Diagnose and resolve complex facility issues using advanced troubleshooting techniques, root cause analysis, and predictive maintenance tools.
  • Implement energy conservation initiatives, including retrofitting lighting systems and optimizing BMS (Building Management Systems) to reduce operational costs by 10-15%.
  • Ensure compliance with OSHA, EPA, and local regulations through regular safety audits, risk assessments, and emergency response planning.
  • Collaborate with cross-functional teams, including engineering, operations, and procurement, to execute capital projects and facility upgrades on time and within budget.
  • Maintain accurate records in CMMS (Computerized Maintenance Management Systems) and generate reports on KPIs such as MTTR (Mean Time to Repair) and energy usage.

  • 7+ years of hands-on experience in commercial/industrial facilities maintenance, with at least 3 years in a lead or supervisory role (experience)
  • Proven expertise in troubleshooting and repairing HVAC, electrical, plumbing, and mechanical systems (experience)
  • Experience with CMMS software (e.g., Maximo, Fiix) and building automation systems (BAS/BMS) (experience)
  • Strong knowledge of OSHA safety standards, EPA regulations, and energy management principles (experience)
  • Valid driver's license and ability to work on-site in Glendale, AZ with flexible hours including on-call rotation (experience)

Preferred Qualifications

  • Bachelor's degree in Facilities Management, Engineering, or related field (experience)
  • CFM (Certified Facilities Manager) or CMP (Certified Maintenance Professional) certification (experience)
  • Experience with sustainable building practices (LEED) or IoT predictive maintenance tools (experience)

Responsibilities

  • Lead daily operations of facility maintenance, prioritizing tasks to ensure zero safety incidents and optimal system performance
  • Perform advanced diagnostics and repairs on critical infrastructure, including chillers, boilers, electrical panels, and elevators
  • Develop and execute preventive maintenance schedules using data analytics to extend asset life and reduce costs
  • Train and coach team members on best practices, safety protocols, and new technologies to build a high-performing unit
  • Coordinate vendor contracts for specialized repairs and oversee project execution for facility improvements
  • Conduct regular facility inspections, risk assessments, and energy audits to drive continuous improvements
  • Prepare detailed reports on maintenance metrics, budget adherence, and sustainability goals for senior leadership
