営業・事業開発 / Sales & Business Development 

  • Work Dynamics営業チームと連携し、クライアント課題の体系的整理、課題解決型の提案書作成(コスト/スケジュール分析含む)、および高度なプレゼンテーション実施を主導する 

Lead systematic client issue analysis, solution-oriented proposal development (including cost/schedule analysis), and advanced presentation delivery in collaboration with the Work Dynamics Sales team. 

 

  • 新規ビジネスおよび既存アカウントでの成長(Business Expansion)の機会を戦略的に特定・推進し、部門の収益目標達成に貢献する 

Strategically identify and pursue new business opportunities and organic growth within existing accounts, contributing to achieving departmental revenue targets. 

 

プロジェクト・オペレーション管理 / Project & Operations Management 

  • トランジション活動の全体統括(運用開始日"DAY-1"の円滑なローンチ支援)を行い、現場/他事業部門/リージョナルチームと連携してビジネス拡大を戦略的に主導する 

Oversee comprehensive transition activities (ensuring smooth DAY-1 operational launch) and strategically lead business expansion in collaboration with onsite teams, other business divisions, and regional teams. 

 

  • 小規模プロジェクトの計画・管理・実行(国内)、および第三者ベンダーを交えた大規模案件のoversight/フォローアップを統括管理する。 

Provide unified management for planning, managing, and executing small-scale domestic projects, as well as oversight and follow-up for large-scale projects involving third-party PM vendors. 

 

ステークホルダー管理 / Stakeholder Management 

  • 社内外の関係者と円滑で高度なコミュニケーションを実施し、クライアント、営業、現場FM/PM、法務、財務、人事等各部門との強固な信頼関係を構築して目標達成へ導く 

Execute seamless and sophisticated communication with internal and external stakeholders, building strong relationships with clients, sales, onsite FM/PM, Legal, Finance, HR, and other departments to drive goal achievement. 

 

  • FM関連コンサル(デューデリジェンス、ベンチマーキング等)を提供し、プロジェクトに関わるクライアント・サプライヤーとの関係構築・維持を戦略的に推進する。 

Provide FM-related consulting services (due diligence, benchmarking, etc.) and strategically advance relationship building and maintenance with clients and suppliers involved in projects. 

 

リスク・財務管理 / Risk & Financial Management 

  • プロジェクトおよびプログラムリスクの体系的抽出、早期報告、解決推進を部門レベルで統括する。 

Oversee systematic identification, early reporting, and resolution of project and

program risks at the departmental level. 

  • 各案件の予算管理、コスト削減・回避目標達成、コスト・スケジュール変更のタイムリーな報告・申請を部門全体で管理し、収益性向上に責任を持つ。 

Manage project budget control, cost reduction/avoidance target achievement, and timely cost/schedule change reporting and applications across the department, taking responsibility for profitability improvement. 

 

組織運営・人材管理 / Organizational Operations & Human Resource Management 

  • 必要時、運用準備のトランジション業務/アカウント管理を担い、新任マネジャー着任までのオンサイト業務などの一時的バックアップを組織的に調整する。 

Systematically coordinate operational transition work/account management when required and provide temporary backup including onsite operations until new manager appointment. 

 

  • 直接・間接スタッフのマネジメントにおいて、チームメンバーの育成計画策定、パフォーマンス評価、キャリア開発支援を実施し、部門全体のスキル向上と人材定着を図る。 

Manage direct and indirect staff by developing team member development plans, conducting performance evaluations, and providing career development support to enhance departmental skills and talent retention.

  • 組織力向上のためのベストプラクティス、ソリューション提案/導入を統括し、IoT・AI等の新しい業務アプローチの積極的検討・展開を部門戦略として推進する 

Oversee best practices and solution proposal/implementation for organizational capability enhancement and promote active consideration and deployment of new operational approaches such as IoT and AI as departmental strategy. 

 

  • JLLとクライアント間のSLA(サービスレベルアグリーメント)に基づくサービス提供を部門全体で管理し、サービス品質の継続的向上を図る。 

Manage service delivery based on Service Level Agreements (SLA) between JLL and clients across the department, ensuring continuous service quality improvement. 

 

収益管理 / Revenue Management 

  • 営業及びコンサル業務(WDAセールスチームとの連携、収益拡大のためのサービス提案)を戦略的に推進し、チーム内ファイナンス管理、コスト削減目標設定と達成、タイムリーなコスト/スケジュール変更管理を部門長として統括する。 

Strategically advance sales and consulting activities (collaboration with WDA Sales Teams and service proposals for revenue expansion), and oversee team financial management, cost reduction target setting and achievement, and timely cost/schedule change management as department director. 

 

必須要件 / Essential Requirements 

コミュニケーション・語学力 / Communication & Language Skills 

  • 日英双方のビジネスレベルでのコミュニケーション能力(書面・口頭・プレゼン)を有し、多様なステークホルダーとの効果的な意思疎通が可能であること。 

Fluent business-level communication skills in both Japanese and English (written, verbal, presentation) with ability to communicate effectively with diverse stakeholders. 

 

専門経験 / Professional Experience 

  • FM領域またはPM領域での8年以上の実務経験を有し、そのうち3年以上の管理職経験またはチームリーダー経験を有すること。 

Minimum 8 years of practical experience in FM or PM domains, including at least 3 years of management or team leadership experience.

Responsibilities

  • Lead systematic client issue analysis, solution-oriented proposal development (including cost/schedule analysis), and advanced presentation delivery in collaboration with the Work Dynamics Sales team.
  • Strategically identify and pursue new business opportunities and organic growth within existing accounts, contributing to achieving departmental revenue targets.
  • Oversee comprehensive transition activities (ensuring smooth DAY-1 operational launch) and strategically lead business expansion in collaboration with onsite teams, other business divisions, and regional teams.
  • Provide unified management for planning, managing, and executing small-scale domestic projects, as well as oversight and follow-up for large-scale projects involving third-party PM vendors.
  • Execute seamless and sophisticated communication with internal and external stakeholders, building strong relationships with clients, sales, onsite FM/PM, Legal, Finance, HR, and other departments to drive goal achievement.
  • Provide FM-related consulting services (due diligence, benchmarking, etc.) and strategically advance relationship building and maintenance with clients and suppliers involved in projects.
  • Oversee systematic identification, early reporting, and resolution of project and program risks at the departmental level.
  • Manage project budget control, cost reduction/avoidance target achievement, and timely cost/schedule change reporting and applications across the department, taking responsibility for profitability improvement.
  • Systematically coordinate operational transition work/account management when required and provide temporary backup including onsite operations until new manager appointment.
  • Manage direct and indirect staff by developing team member development plans, conducting performance evaluations, and providing career development support to enhance departmental skills and talent retention.
  • Lead departmental goal setting, business process improvement, and team communication enhancement to maintain high team performance.
  • Oversee best practices and solution proposal/implementation for organizational capability enhancement and promote active consideration and deployment of new operational approaches such as IoT and AI as departmental strategy.
