Position Overview and Summary The Project Manager (Facilities) is a full-time, on-site exempt position based in Kinston, North Carolina. Serving as a primary point of contact for project management, this individual assists the Senior Facilities Manager of Projects and Compliance in delivering high-quality facility services. The role contributes to business objectives by managing facility projects—including initial fit-outs and renovations—from the initiation stage through planning, design, and construction. The Project Manager ensures that all project goals and objectives are accomplished within specified timeframes and funding parameters while maintaining compliance with local, state, and federal laws across manufacturing, warehouse, and office spaces.

Primary Deliverables and Project Management A significant portion of this role (40% to 60% of time) is dedicated to primary deliverables, such as coordinating with proponent groups and building committees to facilitate rational facility planning, budgeting, and scheduling. This includes preparing requests for proposals (RFPs) and conducting meetings to hire architectural and construction management services. The Project Manager is responsible for preparing and managing capitalized expenditure budgets, tracking variances, and ensuring a smooth recovery process. They also partner with Workplace project resources to ensure that renovations and expansions are organized to limit business disruption and monitor all phases of construction to ensure adherence to contract and procurement requirements.

Additional Responsibilities and Communication In addition to core project execution, the Project Manager prepares detailed project reports and controls expenditures in accordance with budget allocations. They serve as a technical expert for the RFI/CFT process, creating specifications and scope of work statements. The role provides essential counsel to workplace leadership and related functions such as finance, HR, security, and health and safety. Furthermore, the Project Manager coordinates with facility occupants during move-ins, ensures timely communication with consultants and internal customers, and manages initiatives to improve service delivery through cost and quality improvements.

Knowledge, Skills, and Abilities The ideal candidate will hold an undergraduate degree in a related field such as Engineering, Architecture, or Construction Management; candidates with degrees in other fields must have equivalent relevant experience. Required experience includes two or more years of project management in corporate real estate or facilities, particularly within complex or production environments. Candidates should demonstrate a strong ability to manage budgets and have progressive leadership experience with the ability to motivate teams. Technical proficiency in OSHA, ISO, NFPA, ANSI, and ADA standards is required, along with proficiency in Google G-Suite and CMMS applications like Corrigo.

Professional Requirements and Scope Successful candidates must have exemplary interpersonal and communication skills, with the ability to manage multiple work-streams in a multi-cultural environment. They must be able to influence others in a matrix environment and act as a diplomatic and flexible representative of the firm. Professional designations such as PMP, CPAM, or certifications through organizations like BOMI or IFMA are strongly preferred. This position requires up to 25% domestic travel and involves management of a small, single-function team with expense and revenue responsibilities typically under $1 million.
