What this job involves: The HVAC Technician operates, inspects, and maintains all HVAC, refrigeration, mechanical, electrical, and plumbing equipment and systems in assigned facilities to achieve optimal operating efficiency and equipment longevity. This role focuses on ensuring equipment operates in an energy-efficient, safe manner while minimizing downtime through preventive maintenance and timely repairs. The technician performs inspections and repairs on interior and exterior property areas and demonstrates technical expertise across multiple skilled trades to successfully complete daily and weekly work assignments.

Your day-to-day tasks will include:

  • Perform ongoing preventive and repair response work orders on facility mechanical, electrical, and other installed systems, equipment, and components
  • Maintain, operate, and repair all HVAC/R systems and associated equipment, electrical distribution equipment, and plumbing systems for assigned buildings
  • Conduct assigned facility inspections and due diligence efforts, reporting on conditions that impact client occupancy and operations
  • Complete all required safety training and hazard assessments while complying with safety procedures and maintaining good housekeeping
  • Update work order status in real-time utilizing CMMS system and perform vehicle safety inspections
  • Maintain compliance with State, County, or City ordinances, codes, and laws while recognizing and proposing solutions for safety hazards
  • Attend work and safety meetings as required and remain available for call-in work assignments

    Required Qualifications:

    • High school diploma or GED equivalent
    • 4+ years of technical experience in all aspects of building engineering with strong background in technical aspects of HVAC/R, plumbing, and electrical repair and maintenance
    • Knowledge of overall system design and applications for building mechanical systems
    • Universal EPA 608 Certification for refrigerant handling
    • Strong customer service and interpersonal skills for client interaction
    • Ability to perform multi-skilled trades work including electrical, HVAC, and plumbing
    • Demonstrated ability to troubleshoot and repair complex facility equipment

    Preferred Qualifications:

    • Working knowledge of computer applications including MS Office (Word, Excel, Outlook) and CMMS systems
    • Two years of trades school or documented apprenticeship in electrical systems, refrigeration, and HVAC
    • Experience with preventive maintenance programs and work order management systems
    • Knowledge of energy efficiency practices and equipment optimization techniques
    • Familiarity with building codes, ordinances, and safety regulations
    • Experience with facility inspection processes and condition reporting
    • Background in commercial or industrial facility maintenance environments

    Physical Demands and Work Environment:

    • Lifting up to 80 lbs regularly during equipment maintenance and repair activities
    • Frequently climbing, bending, lifting, kneeling, stooping, and working/extending overhead
    • Working in adverse conditions including extreme cold and extreme hot environments
    • Working from heights and climbing ladders up to 30 ft. with 300 lb. weight limit while carrying approximately 20 lb. tool bag
    • Must be available for call-in work and emergency response outside regular hours
    • Working in mechanical rooms, rooftops, basements, and various facility environments
    • Exposure to electrical equipment, refrigeration systems, and mechanical machinery
