Job Description

Develop your engineering career at JLL! As a Utility Engineer you will work with a JLL IFM team that manages the client portfolio. This is a union position - International Union of Operating Engineers (IUOE Local 39)

Location: Santa Clara, CA
Schedule: On-site, Monday-Friday: 7:00 AM to 4:00 PM with a rotating on-call schedule for after-hour emergencies
Type of Employment: Full-Time w/JLL + IUOE Local 39 benefits (health and welfare, pension plans, vacation, and sick leave)

Compensation: $40.11 an hour paid bi-weekly

What this job involves: 

The Local 39 Utility Engineer is responsible for the safe, efficient, and reliable operation of building systems and equipment. This includes HVAC, plumbing, electrical, and fire/life safety systems in commercial or institutional facilities. The role supports preventive maintenance, repairs, and emergency response under the guidelines of Local 39 union standards.

What your day-to-day will look like:

Utility Engineers perform the following duties under the direction of the Chief, Assistant Chief or Stationary Engineer. The ratio of Utility Engineers in each building shall be mutually agreed to by the Employer and Union.

  • Repairs on toilet facilities including soap dispensers.

  • Repairs on registers and radiators.

  • Replacement of lamps and cleaning of light fixtures.

  • Removing ceiling tile.

  • Minor repairs on furniture and floors.

  • Maintaining and/or replacing door hardware.

  • Repair of floor maintenance equipment and venetian blinds.

  • Maintenance painting in equipment rooms, cooling towers and other building facilities.

  • Replacement of air filters in the H.V.A.C. equipment.

  • General cleaning in mechanical spaces and perimeter induction units.

  • Cleanup of equipment in engine room and shop.

  • Miscellaneous handy work requiring the limited use of hand tools.

  • Replace fire extinguishers when needed.

  • Cleaning of air vents and roof drains.

Required Qualifications:

  • High school diploma or equivalent

  • IUOE Local 39 union member or interest in membership

  • Proven work preventive & corrective maintenance work experience of commercial buildings/equipment.

  • Experience using Computerized Maintenance Management System (CMMS) &/or Building Management System (BMS)

Preferred Qualifications:

  • Military service, union training, vocational or college education
