Job Summary
-
The O&M Specialist III supports the daily operations of the Howard County Circuit Courthouse, a 240,000 sq. ft. secure and fully occupied facility. Under general supervision, this role performs multi-trade maintenance, inspections, repairs, and service activities across building systems to ensure a safe, efficient, and reliable courthouse environment.

Shift: 8am -4:30 pm: Monday-Friday with occasional weekends and emergency standby

Location: Ellicott City, MD – Howard County Circuit Courthouse

What You Will Do
- Perform general building repairs including wall restoration, painting preparation and finishing, door/hardware repairs, flooring, etc.
- Conduct routine inspections and testing of HVAC, mechanical, electrical, and other building systems.
- Support troubleshooting and maintenance of plumbing, electrical, A/V, security, and door/hardware components.
- Operate hand and power tools including but not limited to: drills/drivers, multi-meters, scissor lifts, electric powered saws, etc.
- Move, install, and reposition furniture, equipment, and fixtures.
- Maintain lighting systems, including bulb and component replacement.
- Assist with equipment layout, minor construction tasks, and space modifications.
- Complete and document work orders within the work order management system.
- Maintain clean, safe work environments and follow all safety requirements.
- Work effectively within occupied and secure courthouse areas.
How You Will Do It
- Follow Johnson Controls safety procedures and work practices.
- Interpret and complete work orders accurately and thoroughly.
- Conduct proactive inspections and communicate issues promptly.
- Collaborate with courthouse staff and JCI team members to support building operations.
- Use appropriate tools, materials, and equipment for maintenance tasks.
- Support inventory processes by tracking materials and supplies.
- Work independently under general supervision and manage task priorities effectively.
 

What Is Required
-
High school diploma or equivalent.
- 2–3 years of general maintenance, multi-trade, or facilities operations experience.
- Ability to read and follow work instructions, labels, and work orders.
- Valid driver’s license.
- Ability to work second or third shift, including weekends and holidays.
- Physical ability to lift up to 50 lbs., climb ladders, work in confined spaces, and perform continuous standing/walking.
- Ability to work safely and professionally within a secure, fully occupied public facility.

What Is Preferred
- Experience working in secure or government facilities (courthouses, corrections, public administration).
- Familiarity with CMMS/work order management systems.
- Multi-trade skillset across HVAC, electrical, plumbing, carpentry, or security systems.
- Strong customer-service orientation in occupant-facing environments.
- Experience supporting mission-critical building operations.

HIRING HOURLY RANGE: $26.92-33.65 (Hourly rate to be determined by the education, experience, knowledge, skills, and abilities of the applicant, internal equity, and alignment with market data.)
