Executive Summary

As the Director of Land Development in Tampa, Florida, you will lead the field operations and personnel of our land development department, driving strategic opportunities that align with Lennar's land development strategies and market trends. Role & Mission

The mission of the Director of Land Development is to spearhead the end-to-end development process, ensuring projects are delivered on time, within budget, and to the highest quality standards. You will create opportunities that fit Lennar's forward-thinking strategies, leveraging your understanding of current market trends in land development and homebuilding. Your leadership will bridge field operations with administrative functions, fostering coordination that propels projects from initial entitlements to final community turnover.

Key to success is your ability to administrate diverse contracts, manage environmental compliance, and build lasting relationships with stakeholders. You will champion value engineering to optimize costs without compromising quality, all while exercising initiative with minimal supervision. Ultimately, your work ensures lots are delivered to construction teams precisely to specifications—treating them as valued clients of the development department.

Detailed Responsibilities

• Bond Maintenance and Financial Oversight: Responsible for maintaining bonds, development/entitlement budgeting, and ensuring fiscal discipline across all projects.
• Project Lifecycle Management: Oversee projects from permit approvals through construction, final certification, and community turnover, utilizing construction schedules, contract documents, budgets, environmental studies, geotechnical reports, engineering/architectural plans, and permit compliance reports.
• Infrastructure Delivery: Ensure timely and accurate design/installation of all land improvements, including grading, water/sewer services, dry utilities, paving, sidewalks, hardscapes, landscapes, entrance features, and amenities.
• Regulatory Compliance: Manage NPDES and SWPPP compliance for developments and third-party lot deals, handling environmental studies and approvals.
• Contract and Negotiation Leadership: Assist in negotiating purchase/sale agreements; lead site improvement bidding, bid selection, and contract negotiations; ensure contractors/consultants comply with policies, procedures, ethical standards, laws, and regulations.
• Team and Performance Management: Provide leadership to Land Development Managers, evaluate performance, manage field personnel, and coordinate between field and administration.
• Stakeholder Relationships: Establish strong ties with developers, contractors, consultants, and approving authorities.
• Value Engineering and Optimization: Critically review engineering plans, implement value engineering during design to reduce costs without sacrificing quality.
• Strategic Planning: Manage entitlement processes, forecast long-term schedules/budgets, work with construction for lot delivery, and exercise initiative to achieve objectives.

Technical & Behavioral Qualifications

Technical Expertise

• Advanced knowledge of land use approvals, permitting, and regulatory processes at local, county, state, and federal levels.
• Proficiency in construction scheduling, budgeting, geotechnical analysis, engineering plans, and environmental compliance (NPDES/SWPPP).
• Experience with bond management, contract administration, bidding processes, and value engineering.
