  • Lead Entitlements Process: Manage and direct all aspects of obtaining entitlements, plan approvals, and permits for new residential communities, including entitlement documents, tentative and final maps, agency presentations, and related approvals.
  • Schedule Mastery: Execute upon stringent community entitlement, development, and construction schedules to ensure timely project milestones.
  • Executive Coordination: Implement input from division executives on site selection, architectural design, and community vision.
  • Permitting Expertise: Secure all required permits from local jurisdictions supporting land development and homebuilding operations.
  • Consultant Collaboration: Coordinate with architects, engineers, landscape architects, soils engineers, environmental specialists, and other consultants to prepare development applications based on deep knowledge of approval processes.
  • Contract Oversight: Manage entitlement contract work performed by outside consultants, ensuring quality, cost control, and adherence to timelines.
  • Due Diligence Support: Assist in due diligence efforts for potential land acquisitions, evaluating entitlement feasibility.
  • Operations Liaison: Provide essential support to the Operations Department, facilitating smooth transitions to construction phases.
