Detailed Responsibilities

• Lead Entitlements Process: Manage and direct all aspects of obtaining entitlements, plan approvals, and permits for new residential communities, including entitlement documents, tentative and final maps, agency presentations, and related approvals.
• Schedule Mastery: Execute upon stringent community entitlement, development, and construction schedules to ensure timely project milestones.
• Executive Coordination: Implement input from division executives on site selection, architectural design, and community vision.
• Permitting Expertise: Secure all required permits from local jurisdictions supporting land development and homebuilding operations.
• Consultant Collaboration: Coordinate with architects, engineers, landscape architects, soils engineers, environmental specialists, and other consultants to prepare development applications based on deep knowledge of approval processes.
• Contract Oversight: Manage entitlement contract work performed by outside consultants, ensuring quality, cost control, and adherence to timelines.
• Due Diligence Support: Assist in due diligence efforts for potential land acquisitions, evaluating entitlement feasibility.
• Operations Liaison: Provide essential support to the Operations Department, facilitating smooth transitions to construction phases.
• Team Supervision: Coordinate, schedule, and supervise consultants and trade partners to secure approvals and meet community schedules.
• Agency Bridge: Act as primary liaison between Lennar teams, consultants, and private/public/quasi-public agencies for issue resolution and information exchange.
• Administrative Excellence: Assist in processing plans, paperwork for agency approvals, permits, and bond releases.
• Flexibility: Perform all other duties as assigned to support division goals.

Technical & Behavioral Qualifications

Technical Requirements

• Minimum 5 years of experience in community entitlement and homebuilding processes; public agency experience preferred.
• High School Diploma or GED required; Bachelor’s Degree preferred in construction management, urban design, business, engineering, or related field.
• Valid driver’s license required.
• Advanced proficiency in Microsoft Office Suite (Excel, PowerPoint, Word, etc.); SmartSheet experience a plus.
