  • Advanced Projections and Modeling: Prepare gross revenues, profit margins, sources and uses of funds, distribution projections, cash flow forecasts, break-even analysis, cost-basis and cost-of-sales analysis, return-on-assets (ROA), and internal rate of return (IRR) calculations.   • Acquisition Feasibility Support: Assist in financial feasibility analysis for each of the Division’s acquisition opportunities, ensuring no stone is left unturned in evaluating potential deals.
  • Underwriting and Documentation: Prepare underwriting proformas and related financial documentation for every asset acquired by the Division, providing clear, actionable insights.
  • Asset Disposition Analysis: Perform asset sales pricing analysis, including residual value analysis, and formulate/analyze financial deal points for each disposition opportunity. Recommend optimal price/profit participation structures, price escalations, option payment schedules, and interest rates.
  • Financial Proforma Modeling: Implement and maintain a computerized financial proforma model tailored for community planning (distinct from formal accounting), enabling agile scenario testing.
