Role & Mission

The mission of the Land Analyst is to provide razor-sharp financial and market insights that fuel Lennar's land acquisition strategy. You'll source and prepare competitive market analysis studies, assemble comprehensive financial reports, research deal-specific tasks, and support the creation of feasibility books ("Green Books"), memoranda, and documentation for corporate approval. Working in the heart of Schaumburg, Illinois, you'll help identify prime land opportunities, evaluate risks and returns, and ensure every acquisition aligns with Lennar's commitment to zero-defect homes, cost management, and schedule adherence. Your day-to-day will be a blend of high-level analysis and hands-on execution. Here's a deep dive into your core responsibilities:

• Lead Financial Analysis for Business Plans: Take a lead role in the financial analysis for quarterly and annual Division Business Plans, summarizing actual and projected financial performance for the Division and each asset. This includes crafting detailed narratives that guide executive decision-making.
• Advanced Projections and Modeling: Prepare gross revenues, profit margins, sources and uses of funds, distribution projections, cash flow forecasts, break-even analysis, cost-basis and cost-of-sales analysis, return-on-assets (ROA), and internal rate of return (IRR) calculations. Your models will be the backbone of strategic planning.
• Acquisition Feasibility Support: Assist in financial feasibility analysis for each of the Division’s acquisition opportunities, ensuring no stone is left unturned in evaluating potential deals.
• Underwriting and Documentation: Prepare underwriting proformas and related financial documentation for every asset acquired by the Division, providing clear, actionable insights.
• Asset Disposition Analysis: Perform asset sales pricing analysis, including residual value analysis, and formulate/analyze financial deal points for each disposition opportunity. Recommend optimal price/profit participation structures, price escalations, option payment schedules, and interest rates.
• Financial Proforma Modeling: Implement and maintain a computerized financial proforma model tailored for community planning (distinct from formal accounting), enabling agile scenario testing.
• Scenario Gaming and Optimization: In close cooperation with management, "game" alternative business planning scenarios to recommend the “optimum” financial plan, showcasing your strategic foresight.
• Corporate Liaison: Serve as a liaison with Corporate Finance teams to ensure adherence to financial strategies, procedures, and seamless data delivery.
• Market Intelligence: Maintain a robust market analysis database for project feasibility. Understand the competitive landscape by visiting sites, collating, and analyzing competitive pricing, features, costs, and trends.
• Greenfolder Process Support: Assist in the Greenfolder process by preparing vestacalcs, charts, graphs, and reports as required, streamlining approval workflows.
• Budgeting and Vendor Management: Formulate budgets for assigned programs/projects, administer vendor contracts, change orders, check requests, and invoices. Prepare and update annual objectives, budgets, and schedules.
