• Cross-Functional Collaboration: Partner closely with Area Construction Managers and the Director of Construction to deliver completed, ready-to-build home sites that enable seamless homebuilding operations.
• Budget & Value Engineering: Assist in crafting development budgets during entitlements and value-engineer project designs to maximize efficiency and profitability.
• Regulatory & Jurisdictional Expertise: Cultivate strong relationships with governmental entities while safeguarding land use and development rights.
• Full Lifecycle Oversight: Manage projects from permit approvals through construction, plat recording, final certifications, and community turnover to homeowners' associations (HOAs).
• Field Operations Command: Supervise all field aspects including erosion control, grading, wet/dry utilities, paving, sidewalks, landscaping, hardscaping, amenities, post-construction as-builts, certifications, and compliance letters.
• HOA Stewardship: Handle HOA management, including quarterly meetings, budget analysis, and enhancements to common open spaces.
• Financial & Risk Management: Maintain and retrieve bonds/guarantees, ensuring fiscal responsibility across the division.
• Interdepartmental Synergy: Collaborate with marketing, sales, and operations to deliver amenity centers, entry landscaping, and optimal marketing windows.
• Environmental Compliance: Own SWPPP (Stormwater Pollution Prevention Plan) management and adherence to all environmental regulations.
• Budget Reconciliation: Conduct regular reviews with the Director of Development to align project budgets.
• Flexibility: Perform additional duties as assigned, adapting to the evolving needs of high-stakes development projects.

• High School Diploma or equivalent (required); Bachelor’s degree in construction management, engineering, or related field (preferred).
• Minimum 5 years of progressive experience in land development, ideally in residential homebuilding.

• Valid Driver’s License, clean driving record, and auto insurance coverage.
