Join us in Schaumburg, Illinois, and become part of a legacy that's building the American Dream, one community at a time.

Executive Summary

As a Land Development Manager at Lennar, you'll be at the forefront of transforming raw land into thriving residential communities. This pivotal role demands a strategic leader who can orchestrate complex development projects from inception to completion. Reporting to the Director of Land Development, you'll manage budgets, timelines, contractors, and regulatory compliance to deliver shovel-ready home sites. With a focus on zero-defect execution, cost efficiency, and schedule adherence, you'll collaborate across departments to ensure seamless project handoffs. If you thrive in dynamic environments, excel at problem-solving, and have a passion for sustainable land development, this position offers unparalleled impact and career acceleration in the homebuilding industry.

Role & Mission

You'll direct critical activities including roadway construction, water and sewer installations, earthwork, landscaping, irrigation, vertical construction, and public utility coordination. Your leadership will directly influence project profitability, community quality, and market readiness, aligning with Lennar's core values of innovation, integrity, and customer-centric excellence. This role is essential in bridging entitlements to construction, creating 'ready-to-build' sites that enable our teams to construct zero-defect homes on time and within budget.

Detailed Responsibilities

Your day-to-day impact will be profound and multifaceted. Here's a comprehensive breakdown:

  • Project Lifecycle Oversight: Manage projects from permit approvals through construction, plat recording, final certifications, and community turnover to homeowners associations (HOAs).
  • Budget & Schedule Mastery: Ensure successful, timely delivery using construction schedules, contract documents, land development budgets, environmental studies, geotechnical reports, engineering/architectural plans, and permit compliance reports.
  • Field Operations Leadership: Oversee all aspects including erosion control, grading, wet/dry utilities, paving, sidewalks, landscaping, hardscaping, amenities, post-construction as-builts, certifications, and compliance letters.
  • Cross-Functional Collaboration: Work closely with Area Construction Managers and Director of Construction to deliver completed home sites; partner with all departments for amenity/recreation centers, entry landscaping, and marketing windows.
  • Regulatory & Financial Stewardship: Develop relationships with jurisdictional entities to maintain land use rights; handle bond maintenance/retrieval, SWPPP (Stormwater Pollution Prevention Plan) management/compliance, and regular budget reviews with the Director of Development.
  • Entitlement Support: Assist in creating development budgets during entitlements and value-engineer project designs for optimal cost and efficiency.
  • HOA Management: Conduct quarterly meetings, analyze budgets, and implement improvements to common open spaces.
  • Additional Duties: Perform tasks as assigned by the Director of Land Development, adapting to evolving project needs.

Technical & Behavioral Qualifications

To excel, you'll bring a robust blend of technical expertise and interpersonal prowess:

Education & Experience

  • High School Diploma or equivalent required; Bachelor’s degree in construction management, engineering, or a similar program strongly preferred.
  • Minimum 5 years of progressive experience in land development, ideally in residential homebuilding.

Technical Skills

  • Deep knowledge of civil engineering principles, utility coordination, environmental regulations, and construction methodologies.

  • Strong communicator and relationship-builder with government officials, contractors, and internal teams.
  • Proven ability to manage multiple priorities under tight deadlines.
  • Valid Driver’s License, good driving record, and valid auto insurance required.

Physical & Presence Requirements

Regular in-person attendance at company communities, job sites, and offices is essential. Expect to work excess of eight hours daily in construction trailers, outdoor environments, and varying weather conditions. Physical demands include site inspections, mobility across uneven terrain, and occasional heavy lifting.
