• Entitlements Mastery: Manage and direct all aspects of obtaining entitlements, plan approvals, and permits for new residential communities, including entitlement documents, tentative and final maps, and agency presentations.
• Schedule Execution: Execute upon stringent community entitlement, development, and construction schedules to keep projects on track and within budget.
• Executive Coordination: Implement input from division executives regarding site selection, architectural design, and overall community vision.
• Permitting Leadership: Secure all required permits from local jurisdictions, including Orange County and City of Orlando authorities, supporting land development and homebuilding operations.
• Consultant Orchestration: Coordinate with architects, engineers, landscape architects, soils engineers, environmental specialists, and other consultants to prepare development applications based on expert knowledge of approval processes.
• Contract Management: Manage entitlement contract work for outside consultants, ensuring quality, timeliness, and cost-effectiveness.
• Due Diligence Support: Assist in due diligence efforts for potential land acquisitions, evaluating feasibility, risks, and opportunities.
• Operational Support: Provide essential support to the Operations Department, facilitating smooth transitions to construction phases.
• Team Supervision: Coordinate, schedule, and supervise consultants and trade partners to secure approvals and adhere to community timelines.
• Liaison Expertise: Act as the primary liaison between Lennar trade partners, consultants, and private, public, and quasi-public agencies to resolve issues and exchange critical information.
• Administrative Precision: Assist in processing plans, paperwork for agency approvals, permits, and bond releases.
• Flexibility: Perform all other duties as assigned, adapting to the evolving needs of high-growth homebuilding projects.

Technical & Behavioral Qualifications

• Experience: Minimum five (5) years in community entitlement and homebuilding processes; public agency experience highly preferred.
• Education: High School Diploma or GED required; Bachelor’s Degree preferred in construction management, urban design, business, engineering, or related fields—or equivalent experience.
• Licensing: Valid driver’s license for site visits and agency meetings.
• Technical Skills: Advanced proficiency in Microsoft Office Suite (Excel, PowerPoint, Word); SmartSheet experience a plus.
• Core Competencies: Excellent analytical and writing skills; strong communication and interpersonal abilities; proven capacity to meet multiple deadlines; openness to constructive feedback; team-oriented mindset.
• Physical Requirements: Primarily sedentary office role with occasional bending, stooping, reaching, and lifting up to 25 pounds. Finger dexterity for computer use; motor vehicle operation as needed. Regular presence at office and development sites required.
