Role & Mission

The Permit Coordinator is responsible for overseeing the Starts Process at the division office. This includes developing panels, collecting paperwork, submitting for approvals and permits, and entering data into several JD Edwards screens. Your mission is to ensure high levels of organization and manage critical tasks related to starting a home in Lennar’s system. In a role built on precision and partnership, you'll bridge the gap between engineering teams, municipalities, and construction managers, ensuring projects launch on time and within compliance. Detailed Responsibilities

  • Obtain documents from Engineers and Architects to facilitate the permit application process, ensuring all technical drawings and specifications are complete and compliant.
  • Obtain all required approvals for permits and act as liaison between the company and each municipality, building strong relationships to expedite processes.
  • Prepare and submit applications to various agencies/boards having jurisdiction over required permits and/or approvals, tracking submissions meticulously.
  • Review any plans issued out of the division for correct revision dates and review start packages for accuracy, preventing costly delays.
  • Coordinate paperwork and applications with outside consultants as necessary, maintaining clear communication channels.
  • Submit paperwork for permits, enter permitting data into JD Edwards, prepare start packages for construction managers, and obtain inspections needed for closing.
  • Work closely with the municipalities on the status of permits and ensure they are processed in a timely manner, proactively resolving any bottlenecks.
  • Produce and maintain schedules for all communities and coordinate with municipalities from approval to final stages of permitting process.
  • Schedule and coordinate meetings, appointments, etc., keeping all stakeholders aligned.
  • Maintain all company files relating to site plan applications, approvals, licenses, and permits, ensuring audit-ready documentation.
  • Meet with county boards, attend Hearings on behalf of Lennar, to present projects and request approval, representing the company professionally.

Technical Requirements

  • Minimum High School Diploma or equivalent required; College degree preferred, ideally in construction management, business administration, or related field.
  • Minimum 1 year experience with single/multi-family and amenity permitting in a homebuilding or construction environment.
  • Must be able to read blueprints and plot plans with proficiency.
  • Intermediate knowledge of Microsoft Office (specifically Word and Excel) for reporting and data management.
  • Familiarity with JD Edwards or similar ERP systems is a plus.

Physical & Office/Site Presence Requirements

Regular, in-person attendance at Company communities/job sites and offices during regular work hours is essential. Requires ability to work excess of eight hours per day in construction trailers, operate a motor vehicle, read plans, climb stairs/ladders, bend, stoop, reach, lift/carry 50+ pounds, and occasional operation of construction equipment. Finger dexterity for computer and calculator use.
