Role & Mission

The mission of the Project Manager - Land Development is to supervise and direct all aspects of community development, ensuring seamless execution from concept to completion. • Schedule & Construction Oversight: Maintain community and construction schedules, overseeing all construction activities, quality control, and trade partner performance to ensure zero-defect homes and adherence to timelines.
• Executive Coordination: Gather and integrate input from Division Executives on site layout, architectural design, and overall project vision, ensuring alignment with corporate goals.
• Consultant Management: Supervise and coordinate with external experts in architecture, civil engineering, landscape architecture, and soils engineering, fostering collaborative relationships that drive project success.
• Reporting Excellence: Deliver weekly written reports detailing progress, trade partner meetings, agency interactions, problem resolutions, and safety meetings, providing transparency and actionable insights.
• Budget Mastery: Create, monitor, and maintain site budgets, optimizing resources while negotiating contracts with consultants to secure cost-effective services.
• Feasibility & Planning Support: Assist in preparing feasibility studies, evaluating project viability, and mitigating risks early in the development cycle.
• Regulatory & HOA Coordination: Manage DRE processing, CC&Rs, and HOA setups; serve as a liaison and board member as needed to navigate entitlements smoothly.
• Bond & Permit Management: Secure necessary bonds, manage their exoneration, and coordinate model complexes alongside conditional use permits.
• Operations Support: Partner with the Operations Department throughout construction, troubleshooting issues and ensuring operational efficiency.

These responsibilities demand a proactive, detail-oriented leader who can pivot between high-level strategy and hands-on execution.

Technical & Behavioral Qualifications

To excel, you'll bring a robust blend of experience and skills:

• Minimum 7 years in community development, redevelopment, economic development, or housing (public agency, private company, or non-profit).
• High School Diploma required; Bachelor’s degree preferred in Urban Design, Planning, Real Estate, Business, Engineering, Construction Management, or related fields.
• Advanced PC skills, including Word, Excel (advanced spreadsheets), and PowerPoint for reporting and presentations.
• Excellent analytical abilities to dissect complex data and forecast project outcomes.
• Strong writing skills for compelling reports, contracts, and communications.
• Valid, unrestricted driver’s license for site visits.
• Superior motivational, management, and organizational skills to lead teams and stakeholders effectively.

Physically, this role is primarily sedentary with occasional requirements to bend, stoop, reach, lift up to 25 pounds, and operate office equipment. Finger dexterity is essential for keyboard and calculator use. #LI-Onsite
