Role & Mission

The Purchasing Estimator is the guardian of fiscal precision and operational efficiency in Lennar's homebuilding process. Your mission: Deliver accurate material take-offs that form the backbone of our bidding, procurement, and construction phases. Starting with high-priority framing categories, you'll expand to all building elements, ensuring seamless integration between design intent and real-world execution.

Beyond take-offs, you'll be the frontline defender against unnecessary costs by scrutinizing Engineer’s Proposed Orders (EPOs), recommending value-engineered alternatives, and conducting field verifications. In a zero-defect ethos, your work directly minimizes waste, accelerates schedules, and maximizes profitability—empowering Lennar to deliver more homes to more families without compromising quality.

Detailed Responsibilities

• Create Comprehensive Material Take-Offs: Generate precise take-offs for all existing, new, and revised residential plans, with initial focus on framing. Utilize advanced Excel modeling and proprietary tools like JD Edwards and Build Pro to quantify every lumber, fastener, and component.
• Maintain Active Plan Take-Offs: Continuously update and audit take-offs for ongoing projects, ensuring data integrity amid evolving specifications and design revisions.
• Verify Change Requests: Collaborate with Purchasing, Operations, architects, and engineering consultants to validate take-off modifications, preventing scope creep and cost overruns.
• Drive Cost Analysis & Recommendations: Dissect plans for optimization opportunities, research material alternatives, and propose design changes that slash costs while upholding structural integrity and aesthetic standards.
• Review & Eliminate EPOs: Scrutinize material EPO requests against approved take-offs and scopes, identifying discrepancies and implementing processes to eradicate future needs through proactive planning.
• Handle Special Projects: Execute ad-hoc take-offs for unique specifications, promotions, or community-specific adaptations, adapting swiftly to business demands.
• Conduct Field Verifications: Visit job sites with your valid driver's license in hand to reconcile actual quantities against take-offs, bridging the gap between paper plans and physical builds.
• Cross-Functional Support: Perform all other duties as assigned, from data reporting to process improvements, embodying Lennar's agile team spirit.

Technical & Behavioral Qualifications

Technical Must-Haves

• 2+ years hands-on residential construction or architecture experience
• High School Diploma required; Associate's degree in construction management, architecture, or related field preferred
• Comprehensive mastery of residential construction principles, including architectural, structural, and MEP (Mechanical, Electrical, Plumbing) systems
• Advanced proficiency in Microsoft Office Suite, with expert-level Excel (formulas, pivot tables, VLOOKUPs, financial modeling)
