Detailed Responsibilities

  • Proforma and Financial Analysis: Prepare and analyze proformas and related financial documentation for each asset acquired by the Division, including gross revenue projections, profit margins, sources and uses of funds, distribution forecasts, cash flow models, break-even analysis, cost-basis, cost-of-sales, return-on-assets, and internal rate of return (IRR).
  • Feasibility Studies: Assist in financial feasibility analysis for acquisition opportunities, collaborating closely with management to simulate alternative business planning scenarios and recommend the "optimum" financial plan.
  • Market Evaluation: Evaluate competitive markets through site visits, analyzing pricing, features, costs, and trends. Maintain a comprehensive market analysis database to support project feasibility.
  • Deal Structuring and Documentation: Draft deal summaries, compile underwriting and due diligence documents, and recommend price/profit participation structures, escalations, option payments, and interest rates to enhance returns.
  • Budget and Project Management: Formulate budgets for assigned programs/projects, administer vendor contracts, change orders, check requests, and invoices. Prepare and update annual objectives, budgets, and schedules.
  • Asset Disposition: Perform sales pricing analysis, including residual value analysis, and formulate financial deal points for Division disposition opportunities.
  • Joint Ventures and Corporate Liaison: Manage Joint Venture proformas, cash flows, and special projects. Serve as liaison with Corporate Finance to ensure adherence to financial strategies, providing data in user-friendly formats.

Technical Requirements
