  • Strategic Reporting: Participate in weekly land acquisition meetings, providing detailed updates to the Division President (DP) and VP of Land and Development on potential deals, market shifts, and progress metrics.
  • Rezoning & Advocacy: Assist in rezoning initiatives by attending key meetings with government officials, engineers, homeowners' associations, and planning commissions to secure approvals and entitlements.
  • Inventory & Documentation: Maintain comprehensive inventory reports, critical dates trackers, contract summaries, and periodic market analyses to keep the team informed and agile.
  • File Management: Organize and maintain Land Contract files, site maps, plats, and related documents in the Division office, ensuring compliance and easy access for audits or reviews.

  • Negotiation Support: Collaborate with management to negotiate terms and specifics of purchase and sale agreements (PSAs), working hand-in-hand with the Division’s outside attorney and regional legal team for swift approvals.
  • Long-Term Planning: Partner with the VP of Land and VP of Finance to update and refine the 5-year strategic plan on a monthly basis, incorporating new data and forecasts.
  • Weekly Status Updates: Prepare and distribute the contract status report for the division every week, highlighting milestones, risks, and next steps.

These responsibilities demand a proactive, detail-oriented approach, with frequent site visits, travel within the region, and adaptability to shifting priorities.
