• Lead Division Business Planning: Spearhead financial analysis for quarterly and annual Division Business Plans, summarizing actual vs. projected performance across the Division and individual assets. Craft detailed narratives that guide executive strategy.
• Financial Projections Mastery: Develop gross revenue forecasts, profit margins, sources/uses of funds, cash flow models, break-even analyses, cost-basis evaluations, return-on-assets calculations, and internal rate of return (IRR) metrics to forecast project viability.
• Acquisition Feasibility: Support financial feasibility studies for all Division acquisition opportunities, ensuring data-driven recommendations that mitigate risks and highlight upsides.
• Underwriting Expertise: Prepare comprehensive proformas and financial documentation for every acquired asset, including deal structuring with price/profit participation, escalations, option payments, and interest rates.
• Disposition Analysis: Conduct asset sales pricing via residual value analysis and formulate financial deal points for dispositions, optimizing Lennar's portfolio returns.
• Model Development: Implement and refine computerized financial proforma models for community planning, distinct from accounting systems, to enable agile scenario testing.
• Scenario Gaming: Collaborate with management to simulate alternative business scenarios, recommending the 'optimum' financial plan through rigorous 'what-if' analyses.
• Corporate Liaison: Act as the key interface with Corporate Finance, ensuring adherence to strategies, procedures, and seamless data delivery for enterprise-wide use.
