Join us in Palm Beach Gardens, Florida, where sunny skies and dynamic real estate markets fuel our next chapter of success.

Executive Summary

As a Strategic Land Analyst at Lennar, you'll be at the heart of our land acquisition and development strategy, partnering directly with the Vice President of Land Acquisition and Land Transaction Manager. This pivotal role demands sharp financial acumen, market insight, and analytical prowess to deliver competitive market analyses, financial reports, and feasibility studies that propel multimillion-dollar deals forward. If you thrive on crunching numbers to uncover opportunities, modeling scenarios for optimal outcomes, and supporting high-stakes decisions in the booming homebuilding industry, this is your platform to shine. With an estimated salary range of $75,000 - $95,000 USD annually (based on market data for similar roles in Florida), plus comprehensive benefits, you'll gain exposure to executive leadership while advancing in a Fortune 500 environment.

Role & Mission

The mission of the Land Analyst is to serve as the financial backbone of Lennar's land division, transforming raw data into actionable intelligence that secures profitable land deals and maximizes asset value. Reporting to senior land acquisition leadership, you'll source market data, prepare 'Green Books' for corporate approval, and collaborate cross-functionally to ensure every project aligns with Lennar's zero-defect, cost-managed ethos. In Palm Beach Gardens—a hub of luxury real estate and population growth—your work will directly influence the communities we build, from feasibility assessments to disposition strategies. This full-time role is ideal for analytical minds passionate about real estate finance, offering a blend of strategic planning, hands-on analysis, and real-world impact in Florida's vibrant housing market.

Detailed Responsibilities

Your day-to-day will be dynamic and impactful. Here's a comprehensive breakdown:

  • Lead Division Business Planning: Spearhead financial analysis for quarterly and annual Division Business Plans, summarizing actual vs. projected performance across the Division and individual assets. Craft detailed narratives that guide executive strategy.
  • Financial Projections Mastery: Develop gross revenue forecasts, profit margins, sources/uses of funds, cash flow models, break-even analyses, cost-basis evaluations, return-on-assets calculations, and internal rate of return (IRR) metrics to forecast project viability.
  • Acquisition Feasibility: Support financial feasibility studies for all Division acquisition opportunities, ensuring data-driven recommendations that mitigate risks and highlight upsides.
  • Underwriting Expertise: Prepare comprehensive proformas and financial documentation for every acquired asset, including deal structuring with price/profit participation, escalations, option payments, and interest rates.
  • Disposition Analysis: Conduct asset sales pricing via residual value analysis and formulate financial deal points for dispositions, optimizing Lennar's portfolio returns.
  • Model Development: Implement and refine computerized financial proforma models for community planning, distinct from accounting systems, to enable agile scenario testing.
  • Scenario Gaming: Collaborate with management to simulate alternative business scenarios, recommending the 'optimum' financial plan through rigorous 'what-if' analyses.
  • Corporate Liaison: Act as the key interface with Corporate Finance, ensuring adherence to strategies, procedures, and seamless data delivery for enterprise-wide use.
  • Market Intelligence: Maintain a robust market analysis database; visit competitive sites to collate pricing, features, costs, and trends for project feasibility.
  • Greenfolder Support: Assist in the Greenfolder approval process by creating vestacalcs, charts, graphs, and reports that expedite corporate sign-off.
  • Budget & Vendor Management: Formulate budgets for programs/projects, administer vendor contracts, handle change orders, check requests, invoices, and update annual objectives, budgets, and schedules.

Technical & Behavioral Qualifications

To excel, you'll need:

  • A Bachelor’s Degree in Business, Economics, Real Estate, Finance, or a related field (required).
  • 3-5 years of relevant experience in real estate finance, land acquisition, or homebuilding (preferred).
  • Basic knowledge of real estate principles and residential land use; local Palm Beach Gardens/Florida market expertise is a game-changer.
  • Advanced proficiency in Microsoft Excel (pivot tables, VLOOKUPs, financial modeling), Word, PowerPoint, and mapping tools like Argus or GIS software.
  • Detail-oriented mindset with exceptional critical thinking, logical problem-solving, and quantitative skills.
  • Superior interpersonal, written, and verbal communication abilities to influence stakeholders.
  • Proven ability to handle confidential data, meet deadlines in a fast-paced environment, and adapt to evolving market dynamics.

Behavioral traits like proactive curiosity, collaborative spirit, and a results-driven attitude will set you apart.
