• Bid Package Expertise: Prepare comprehensive bid packages, including detailed Scopes of Work, Payment Schedules, and supporting documents, to facilitate fair and competitive bidding processes.
• Performance Oversight: Track trade partner compliance with contracts, resolve conflicts, and address issues promptly to keep projects on track.
• System & Contract Management: Oversee updates to contracts, material take-offs, and purchasing systems such as BuildPro and JDE accounting software.
• Sourcing Strategies: Implement innovative material sourcing initiatives to optimize supply chains and drive down division-wide costs.
• Relationship & Compliance Management: Cultivate positive trade partner relationships, enforce department policies, ensure insurance compliance, and manage budgets effectively.
• Financial Operations: Facilitate prompt progress payments, investigate payment discrepancies through audits, and contribute to monthly budget meetings for financial foresight.
• Departmental Support: Assist the VP of Purchasing with community timelines, workflow coordination, and areas of responsibility across the division.

Technical Requirements

• In-depth knowledge of nationwide construction practices, materials, and subcontractor dynamics.
• Familiarity with purchasing systems like BuildPro and JDE.
