  • Identify potential land acquisition targets through meticulous study of tax maps, demographic trends, and networking with attorneys, engineers, brokers, and other industry stakeholders involved in residential land development.
  • Prepare comprehensive “Greenbook” land acquisition packages, including financial modeling, market analysis, and risk assessments for corporate investment committee approval.
  • Conduct and facilitate monthly and quarterly partner meetings for joint ventures, ensuring alignment on objectives, timelines, and performance metrics.
  • Maintain bond portfolios and oversee bond maintenance processes to protect company interests.
  • Develop and manage development/entitlement budgets, tracking variances and implementing cost controls.
  • Responsible for lot takedown schedules, land pipeline forecasting, and Line of Credit (LOC) updates to support division cash flow.
  • Supervise third-party HOA management companies, review annual HOA budgets, and ensure compliance with governing documents.
  • Demonstrate boardroom prowess by running Board of Directors meetings according to Robert’s Rules of Order when required.
  • Cultivate effective resident relations plans across division communities to enhance brand reputation and mitigate issues.
