Position Summary

We're hiring Maintenance Technicians at Levels I, II, and III for our Tulsa headquarters. This role involves hands-on maintenance of HVAC, plumbing, electrical, and mechanical systems to ensure seamless building operations. Maintenance Technician Levels Overview

  • Level I: Entry-level support with basic maintenance tasks and 1-2 years experience.
  • Level II: 3+ years HVAC experience, independent troubleshooting.
  • Level III: 6+ years including 5 in building ops, advanced certifications required.

As a Maintenance Technician, you'll play a vital role in keeping our headquarters running smoothly. Responsibilities scale by level but include:

  • Operate, maintain, and repair mechanical, electrical, plumbing, HVAC, and related equipment for safe, efficient operation.
  • Respond courteously to tenant requests, resolving issues or escalating to leads/foremen.
  • Regularly take equipment readings, analyze data, and make necessary adjustments.
  • Maintain and operate chillers, boilers, cooling towers, and associated systems.
  • Troubleshoot and solve problems in building fire and energy management systems.
  • Inspect and test critical equipment like elevators, fire pumps, generators, and carbon monoxide sensors.
  • Perform other duties as assigned, including preventive maintenance and emergency repairs.

Required Qualifications

To succeed, candidates must meet level-specific criteria:

Education and Experience

  • Two-year degree from a Vocational/Technical/Business school or high school diploma/GED with equivalent experience.
  • Level I: 1-2 years in HVAC/building maintenance.
  • Level II: Minimum 3 years in HVAC (installation, repair, maintenance).
  • Level III: Minimum 6 years in HVAC, including 5 years in building operations.

Certifications and Licenses (Level III Required; Lower Levels Preferred)

  • Mechanical Journeyman License (State of Oklahoma).
  • State Boiler Operator License.
  • First Class Limited Engineer's License.
  • EPA Refrigerant Certification.
  • Valid State Driver’s License with clean driving record.

Physical and Environmental Requirements

  • Work in extreme temperatures, loud noises, and confined spaces.
  • Lift/carry up to 50 lbs individually; team lift heavier loads.
  • Stand, walk, climb, bend, stoop, squat for extended periods.
  • Work at heights using man lifts, ladders, scaffolding with PPE.
  • Use hand tools proficiently.

Shift and Work Schedule
