In this role, you'll dive deep into improving existing assets. Lead resolutions for property issues like condemnations, easements, CAM disputes, estoppels, landlord/tenant rights, consents, excess property, and non-monetary defaults. Spot income opportunities such as cell towers, air rights, excess land, easements, and billboards. Apply Development Standards to boost restaurant performance via better visibility, 24-hour ops, drive-thrus, signage, access, and landscaping. Renegotiate landlord and co-tenant deals, and evaluate underperformers with actionable recs.
Shift to Vision Planning, AP Acquisition, and Rebuild Packages: Partner with Portfolio Managers on Vision Plans, negotiate acquisitions, prepare site packages for approval, and secure Construction approvals from landlords and third parties.
Excel in Relationships & Consulting: Collaborate with Legal, Finance, franchisees, landlords, and authorities on CAM, taxes, disputes, easements, violations, and more. Build ties with Field Offices, represent us professionally, and align with Restaurant Development.
Finally, champion Problem Solving & Innovation to elevate our portfolio's value and efficiency.
To thrive, bring 5+ years in commercial real estate, expertise in leases, negotiations, and asset optimization. A degree in Real Estate or Business is ideal, plus proficiency in financial tools and stakeholder management. Travel up to 25% and a passion for franchisee success set you apart.
