This full-time position offers a unique opportunity to manage critical financial operations for property portfolios, ensuring accuracy, compliance, and efficiency. As a Property Accountant, you will play a pivotal role in financial reporting, lease administration, budget preparation, and construction draws, leveraging industry-leading tools like Yardi and NorthSpyre. Your day-to-day will focus on delivering precise financial insights and supporting operational success across multiple facets of property management.
Drive the backbone of financial operations by recording journal entries, expense accruals for property taxes and prepaid insurance, and preparing comprehensive financial statements. Provide essential support schedules, conduct balance sheet reconciliations, and reconcile bank accounts monthly to maintain impeccable records. Perform quarterly NOI and Net Income analysis, ensuring all lender reporting deadlines are met with precision and timeliness.
Utilize NorthSpyre to review approved invoices, verify invoice support, and document lien waivers. Prepare accurate and complete construction draw packages, responding promptly to lender requests to facilitate seamless project funding.
Ensure lease setups are accurate and timely, recording lease cost accruals in the same reporting month as execution. Monitor lease construction progress, guarantee revenue recognition aligns with lease terms, and verify postings on rent rolls for correctness.
Collaborate with operations, rent roll testing, commercial analytics, and leasing teams to review actual/spec revenue for reasonableness. Load revenues and expenses into Yardi, assist with prepaid insurance projections, property tax assumptions, management fee calculations, and Yardi recovery processes. Manage non-recoverable expenses like bank charges, legal fees, vacant space, and repairs & maintenance.
Record non-standard entries, assist with Yardi property setups for acquisitions, and monitor disposition activities until final distribution and bank account closure.
To succeed, you need a Bachelor's degree in Accounting or Finance, 3-5 years in property accounting, and hands-on experience with Yardi and NorthSpyre. Proficiency in GAAP, financial statement preparation, reconciliations, and lease administration is essential. Strong analytical skills, attention to detail, and the ability to thrive in fast-paced settings with deadlines are key. Excellent communication for stakeholder collaboration is a must.
