Robert Half's deep industry connections guarantee you'll work with top-tier property owners who value precision, innovation, and partnership in their accounting teams.

About the Role

The Property Accountant position demands a seasoned professional capable of overseeing all facets of property-level financial operations. This isn't entry-level accounting—it's strategic financial management for multimillion-dollar commercial portfolios. You'll navigate complex revenue streams including tenant reimbursements, operating expenses, capital improvements, and lease escalations. Daily responsibilities blend technical accounting precision with business advisory, providing management teams with actionable insights to optimize property performance.

Working in Newport Beach's vibrant business community, you'll interface with sophisticated property managers, corporate tenants, and third-party vendors. The role emphasizes accuracy under tight deadlines, particularly during month-end closes and year-end audits. Success requires not just technical proficiency but also the communication skills to translate complex financial data into strategic recommendations.

Key Responsibilities

Your core duties will span the complete accounting lifecycle for commercial properties:

  • Prepare comprehensive monthly, quarterly, and annual financial statements with full GAAP compliance and variance explanations.
  • Manage multi-property cash flow forecasting, bank reconciliations, and treasury operations to optimize liquidity.
  • Execute month-end close processes including accruals, prepaid amortization, fixed asset depreciation, and intercompany eliminations.
  • Perform in-depth variance analysis against budgets and prior periods, identifying trends and presenting recommendations.
  • Lead accounts payable and receivable functions, including tenant billing, collections, and vendor payments with 98%+ accuracy targets.
  • Coordinate annual budgeting cycles, collaborating with property managers to build realistic operating and capital expenditure forecasts.
  • Prepare audit-ready financial packages and serve as primary liaison with external auditors and tax preparers.
  • Ensure compliance with local, state, and federal real estate regulations including CAM reconciliations, property tax filings, and HUD requirements where applicable.
  • Maintain impeccable documentation of leases, contracts, insurance certificates, and financial records using Yardi Voyager or similar platforms.
  • Train and support property management staff on accounting best practices and system utilization.

Required Qualifications

To excel in this Property Accountant role, candidates must demonstrate:

  • Bachelor's degree in Accounting, Finance, or Business Administration (Master's preferred).
  • 3-5+ years of progressive property or real estate accounting experience, with commercial portfolios.
  • Active CPA license or clear path to certification strongly preferred.
  • Advanced proficiency in property management software (Yardi, MRI, RealPage, AppFolio) and Microsoft Excel (pivot tables, macros, financial modeling).
  • Deep understanding of GAAP, real estate revenue recognition (ASC 842), and property tax compliance.
  • Proven track record managing full-cycle accounting for multi-property portfolios ($50M+ aggregate value).
  • Exceptional analytical skills with experience in variance analysis, budgeting, and forecasting.
  • Strong communication abilities for presenting financial results to non-financial stakeholders.
  • Familiarity with Newport Beach/Orange County commercial real estate market dynamics a plus.

Robert Half prioritizes candidates with impeccable attention to detail, deadline management under pressure, and a proactive problem-solving mindset. Experience with common area maintenance (CAM) reconciliations, triple net leases, and operating expense pass-throughs is essential.
