Key Responsibilities

As Sr. Property Manager, your day-to-day will encompass a broad spectrum of critical tasks:

• Oversee daily operations for a portfolio of industrial properties, coordinating maintenance, vendors, and ensuring seamless compliance with local, state, and federal regulations.
• Maintain properties to the highest company standards, swiftly resolving tenant issues to foster long-term satisfaction and retention.
• Lead capital improvement projects and tackle deferred maintenance, managing timelines, budgets, and quality from planning through execution.
• Scrutinize and approve vendor contracts, competitive bids, and invoices, all while vigilantly controlling expenses against established budgets.
• Perform routine property inspections to spot enhancement opportunities, mitigate risks, and verify ongoing compliance.
• Craft and oversee annual budgets, deliver precise financial reforecasts, and handle detailed expense reconciliations.
• Generate insightful monthly financial reports featuring variance analysis, accruals, and performance metrics for ownership review.
• Cultivate robust tenant relationships via consistent, proactive communication and superior service delivery.
• Partner with the Asset Management team to synchronize property operations with broader portfolio strategies and investment goals.
• Guide and evaluate the performance of your direct reports, including mentoring the Assistant Property Manager and Property Administrator for team success.

Required Qualifications for Success

• 7+ years in property management, with demonstrated expertise in industrial or single-tenant assets.
• Strong leadership skills, having successfully supervised teams in fast-paced real estate environments.
• Advanced financial proficiency, including budgeting, forecasting, P&L management, and variance reporting.
• Deep knowledge of property compliance, OSHA standards, environmental regulations, and leasing protocols.
• Exceptional interpersonal abilities for tenant relations, vendor negotiations, and cross-functional collaboration.
• Hands-on experience with capital projects, from RFP issuance to project closeout.
• Tech-savvy with Yardi, MRI, or similar property management systems, plus advanced Excel skills.

• Bachelor's degree in Real Estate, Business Administration, Finance, or equivalent; CPM, RPA, or BOMI certifications a plus.
