GENERAL PURPOSE:

Manage and oversee the research systems utilized by the Real Estate Market Research team (including, but not limited to: GIS applications, data licenses, resource subscriptions, and connections to internal programs). Provide support and data to the department on various projects associated with efforts to expand our store network and to analyze our existing stores. Review and refine analysis toolset that evaluates demographic, competitor, and other related statistics. Study customer catchment areas and drivers thereof. Examine customer behavior. Analyze competitors' growth strategies. Understand evaluation process of individual stores (or groups of stores) that do not perform to expectations. Produce monthly and quarterly reports and prepare various written recommendations based upon findings.

The base salary range for this role is $108,800 - $165,950. The base salary range is dependent on factors including, but not limited to, experience, skills, qualifications, relevant education, certifications, seniority, and location. The range listed is just one component of the total compensation package for employees. Other rewards vary by position and location.

ESSENTIAL FUNCTIONS:

• Develop and execute geographic information system software (GIS) strategy to support evaluation and production of all store planning efforts by the Property Development group.

• Manage, evaluate, and maintain demographic data as needed for use within GIS and other primary research resources within the department.

• Ensure current tool set is capable of creating strategic analysis concerning trade area creation, overlaps and voids, business generation and cannibalization with a high level of accuracy.

• Build expertise in internal site management system (pdSiteLink) and partner with systems development team to ensure effective integrations of data resources as needed.

• Support data gathering and transformation into systems including coordination of in-store zip code surveys, competitor data, demographic, traffic counts, and more.

• Collaborate with Real Estate and Property Development leadership to understand their needs to improve presentations of Priority Meeting and REC Meeting materials.

• Attend conferences and seminars that pertain to GIS systems, Market Research, and various retail industry topics, as necessary.

• Complete special projects as assigned.

QUALIFICATIONS AND SPECIAL SKILLS REQUIRED:

• 7-10 years of experience in location strategy, spatial analytics, statistics, GIS, retail strategy, or related field.

• Analytical and problem-solving skills with knowledge of retail store site selection location strategies, sales forecasting, and cannibalization.

• Expertise of GIS technology systems & spatial analysis.

• Participate in technical problem-solving process, recommend solutions, and facilitate closure with supervision.

• User of Microsoft Suite (Word, Excel, PowerPoint, and Access) or related software. Experience with statistical software & modeling is a plus.

• College degree required with emphasis on Geography, Real Estate, Marketing, Statistics or Market Research.

• Excellent organizational, analytical, and communication skills (written and verbal).

• Position requires extreme confidentiality in handling/distributing reports and studies based on company's proprietary information.

• Periodic travel may be required.

PHYSICAL REQUIREMENTS/ADA:
Job requires ability to work in an office environment, primarily on a computer.
Requires sitting, standing, walking, hearing, talking on the telephone, attending in-person meetings, typing, and working with paper/files, etc.
Consistent timeliness and regular attendance.
Vision requirements: Ability to see information in print and/or electronically.
This role requires regular in-office presence, including to engage in in-person team interaction, meetings and collaboration, client support, mentoring, coaching, and/or feedback. However, this role can perform duties effectively using a combination of in-office and remote work.
