Position Summary

The Supv Building Operations (Building Operations Foreman - TWC) role at Williams in Tulsa, Oklahoma, is perfect for seasoned professionals passionate about facilities management. In this supervisory position, you'll plan, schedule, and coordinate maintenance activities across assigned facilities, ensuring safe, efficient, and high-quality work. Key Responsibilities

  • Maintain accurate records, files, reports, equipment logs, and drawings for building operations, including reviewing timesheets to ensure adequate staffing.
  • Adhere to all safety, insurance, and code requirements as the utmost priority.
  • Manage technician work orders and requests; supervise maintenance and repairs for mechanical, electrical, plumbing, HVAC, compressors, chillers, boilers, air handling units, and related equipment.
  • Review preventive maintenance and equipment log sheets, monitoring work completion per department standards.
  • Coordinate purchasing of parts and supplies; assist in negotiating with suppliers, vendors, and contractors for agreements, pricing, and contracts.
  • Supervise special projects by outside contractors, reporting deviations from company standards to leadership.
  • Perform other duties as assigned, demonstrating flexibility and initiative.

Required Qualifications

Education and Experience

  • Required: High School Diploma or GED; minimum 8 years in HVAC industry (installation, repair, maintenance), including 5 years in building operations focused on electrical, plumbing, and HVAC systems like compressors, chillers, boilers, and air handlers.
  • Preferred: Two-year degree from a Vocational/Technical/Business School.

Certifications and Licenses

  • EPA Refrigerant Certification.
  • Mechanical Journeyman License (State of Oklahoma).
  • State Boiler Operators License.
  • First Class Engineer's License (City of Tulsa).

Skills and Abilities

  • Proficiency in Microsoft Office applications and PC skills.
  • Ability to read plans, schematics, and troubleshoot building systems.
  • Excellent organizational, interpersonal, and communication skills.
  • Demonstrated supervisory experience in personnel management and scheduling.

Other Requirements

Must be willing to work after hours, on-call rotations, nights, weekends, and holidays. Successful completion of an FDIC background investigation is required for facility access, with additional screening possible.
