Role Description

The Facilities Technology Manager at Thrivent leads the strategy, design, and implementation of advanced building systems technology across all corporate-owned facilities in Minneapolis, Minnesota. This high-impact leadership role involves developing long-term technology roadmaps, overseeing automation, building management systems (BMS), Computer-Aided Facilities Management (CAFM) platforms, and ensuring seamless integration with IT infrastructure. As a key liaison between Facilities, IT, Safety & Security, and other cross-functional partners, you'll drive operational efficiency, reduce energy consumption, and elevate occupant comfort and safety.

Decisions in this role directly influence multimillion-dollar capital projects, annual operating budgets exceeding $300K, and sustainability goals. You'll champion innovative solutions in HVAC controls, fire/life safety systems, AV integrations, electrical and lighting systems, and low-voltage infrastructure. Detailed Responsibilities

Leadership & Team Development

Build, coach, and lead a high-performing team of facilities technology specialists. Recruit top technical talent, foster professional development, and cultivate a culture of innovation and accountability.

Technology Strategy & Innovation

Define and execute long-range strategies for building automation systems (BAS), fire alarm systems, controls engineering, audiovisual (AV) systems, electrical distribution, lighting controls (e.g., Lutron), low-voltage cabling, and CAFM platforms. Identify emerging technologies like IoT integration and predictive analytics to future-proof our facilities.

Project Management Excellence

Oversee the full lifecycle of complex projects, from design and engineering to installation and commissioning. Manage scope, timelines, budgets, and stakeholder expectations for initiatives up to $2M in capital spend.

Budget & Financial Oversight

Administer a $300K+ annual operating budget while influencing multi-year capital planning. Optimize costs through vendor negotiations and performance-based contracting.

Systems Performance & Analysis

Monitor system performance, assess obsolescence risks, and recommend upgrades. Serve as the internal expert consultant for facilities technology optimizations, energy audits, and ROI analyses.

Stakeholder Collaboration & Vendor Management

Partner closely with IT, Information Security, Physical Security, Procurement, and executive leadership. Select, onboard, and manage external vendors, consultants, and contractors for specialized building systems projects.

Compliance, Risk & Sustainability

Ensure full compliance with local, state, and federal regulations, building codes, and industry standards (e.g., NFPA, ASHRAE). Drive energy efficiency initiatives, sustainability programs, and risk mitigation strategies to support Thrivent's environmental stewardship goals.

Required Skills

Success in this role demands a blend of technical expertise, leadership acumen, and strategic vision. Key skills include:

  • Advanced knowledge of HVAC systems, building automation (e.g., Siemens Desigo), and controls engineering
  • Proficiency in electrical systems, lighting controls (Lutron preferred), fire/life safety systems, and AV integrations
  • Expertise in CAFM platforms and facilities management software
  • Strong project management using methodologies like PMP or Agile
  • Blueprint interpretation, schematic analysis, and CAD proficiency
  • Budgeting, financial analysis, and vendor contract negotiation
  • Excellent communication for presenting to non-technical stakeholders
  • Data-driven decision-making with Microsoft Excel analytics
  • Physical capability to handle equipment up to 50 lbs

Education & Experience

Required:

  • Bachelor’s degree in Facilities Management, Engineering (Mechanical/Electrical), Computer Science, Information Technology, or related field
  • Minimum 6+ years of progressive experience in facilities technology, building systems engineering, or smart building management
  • 3+ years in leadership roles managing teams and complex projects
  • Proven track record in Minneapolis or similar markets with multi-site facilities

Preferred: Professional certifications such as Certified Facility Manager (CFM), Project Management Professional (PMP), or LEED AP. Experience with Siemens Desigo, Lutron systems, or enterprise CAFM tools like IBM TRIRIGA.

Role Description
